Answers to your common questions

Can you hold a property before I apply?
No, we can only hold a property after you are approved and the deposit has been paid.

Do I pay first month’s rent and last month’s rent with my security deposit?
First month’s rent is due at lease signing.

Do you require your tenants to have Renter’s Insurance?
Yes. Should the tenant suffer any kind of property loss or damage, their renter’s insurance policy should cover it. We require a copy of the declaration page of the policy to be given to the office showing coverage. The resident must keep the policy in effect as long as they occupy the property.

How do I pay rent?
Tenants can pay rent online with Appfolio, by mail (envelopes provided in lease packet) or in person at our office. There is also a drop box for after hour payments.

How old do you have to be to apply?
18 Years old

I want to get a pet. What do I do?
ALL pets MUST BE APPROVED! A NON-Refundable Pet Fee of $200 (20lbs or less), PER PET, must be paid before the pet enters the home AND a monthly rental increase of $20 Dollars PER PET will be added to the monthly rental amount. If you have more than one pet, or the pet is over 20 pounds you must get permission from the office. NO VICIOUS BREEDS ALLOWED, NO EXCEPTIONS.

Is the deposit refundable if I do not move in?
No, the deposit is non-refundable.

My lease expiration is coming and I want to move out. What do I do?
A tenant must give the office a 30 day notice (Intent to Vacate Notice provided in lease packet).

Who is responsible for lawn care?
Tenants are responsible for all lawn care (Yard, shrubs, hedges, edging, flowerbeds, etc.) for rental homes. 

Who is responsible for repairs & maintenance requests?
Monarch Realty and Management, Inc. will cover all repairs and maintenance of the home/apt unless damages are due to resident or guest actions. The resident(s) will be held responsible for the cost of repairs due to neglect or failure to notify the office in a timely manner.

Who needs a cosigner?

College Students, graduate students and medical students.
